A domestic EPC (Energy performance Certificate) is a report which shows how energy efficient a domestic building is. A building is officially classified as 'domestic' when there is only one family living in it – regardless of whether it is a permanent residency or semi-permanent. Although more recently HMOs can also be classed as domestic in some cases.
The term 'non-domestic building' refers to any building that is not a domestic building. Energy Performance Certificates (EPC) rate how energy efficient your building is; using grades 'A' to 'G' (with 'A' being the most efficient). The regulations will require landlords of non-domestic buildings to have secured an EPC certificate with an E rating or higher in order to issue a new lease for a property.
A lease plan is a scaled drawing that identifies the demise of a leasehold property. It will also include any communal areas and rights of way. These are RICS compliant and are a legal requirement since 2003, since then new leases of 7 years or more or existing leases sold with 7 years or more unexpired must be registered with Land Registry along with a compliant Lease Plan.
These are basic floor plans often used as a guide by agents to market their properties. Detailing the layout and room sizes, although we try and ensure accuracy of our drawings they are not to be confused with scaled lease plans

All energy performance certificates include recommendations for improvements, and are valid for 10 years unless a thermal element is changed like the double glazing or boiler, or there are structural changes.
